Many people wrongly presume that this time of year is quiet for buying and selling properties, here at Your Move we saw an increase of 78% more visitors to our site in January 2015 than in December 2014. That’s a lot of customers viewing properties, plus, with a major marketing campaign just launched and our new Your Move TV ad now if you are thinking of selling your home or looking to buy a new home, now really is the time to do something about it.
Here we share our top tips for selling your house.
1. Can you add value to your house?
These are long term considerations if you’re planning on selling months or even years from now, but well worth thinking about if you want a return on your investment. Adding central heating, double glazing, a loft conversion, a new kitchen or an extension to your home can all seriously raise the value of your property. View our tips on preparing your house for sale for more information.
2. Make a plan
What do you want to achieve and when do you want to achieve it? Some sellers will need to move urgently due to personal circumstances like a job relocation. For others, there may be less pressure. Take a step back, seek advice on the local market, and be realistic about what sale price you want to achieve in your timescales.
3. What should you look for in an estate agent?
The estate agent who suggests the highest asking price for your home may not be the best. You want to set the asking price realistically to attract buyers in the first days that your house goes on the market. And remember, you’ll be working with an estate agent for several weeks on what can be an emotional roller coaster. Choose the agent who you believe will be the most helpful throughout your journey.
4. Get the photographs right
When selling a property, the importance of first impressions should not be underestimated. Potential buyers will judge your home in just seconds. We strongly recommend using a marketing pack with professional photographs. For more on getting the images right, view our tips for preparing your house for photographs.
5. Prepare for every viewing
Making sure your property is clean, fresh and clutter free will show it in the best light when potential buyers come to view your home. Ask your estate agent for feedback after every viewing – you may be able to find a quick fix to any negative feedback.
