Thinking of buying a new build? Take a look at the top 10 things you may not know you need to pay for when buying a new build home.

1. You may be required to pay an initial deposit to secure the property, this could be for example £500 (+/-)
2. Carpets, flooring in the bathrooms, kitchen and conservatory, these may not be included
3. Think about any white goods you may need (washing machine, tumble dryer, fridge / freezer, dishwasher)
4. Turf for the garden, plants and trees are not always included for free
5. Light switches, electronic sockets (if you don’t want the standard white)
6. Fitted wardrobes – check if these are included
7. Alarm system for safety and security, could be an additional cost
8. Check that the family bathroom also has a shower, some developers will only fit the bath as standard, a shower may be an upgrade
9. Outside tap to water the garden, useful, but could cost
10. Outside light to the front of the house (useful when you are trying to get the key in the door at night) but something you may not think to ask about

Whilst some fixtures and fittings in a new build property come as standard, check with the developer or ask at your local Your Move branch, which are included for free, and those you may wish to upgrade to at an additional cost.

Some developers may require you to pay around 25% of these costs up front and then pay the final outstanding bill on completion – it’s good to check this out before you commit to purchasing your new property, so that you can budget accordingly.

Developers will sometimes offer incentives, such as free flooring, flat screen TV’s, turf or legal fees paid, look out for these offers, and don’t forget to ask in your local Your Move branch or when you are at the development. Some developers even offer all inclusive packages, so it’s important to do your research before committing to your brand new purchase.
