Minimum Energy Efficiency Standards (MEES)
The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 mean that from 01 April 2018 there will be a requirement for any properties rented out in the private rented sector to have a minimum energy performance rating of ‘E’, or above, on an Energy Performance Certificate (EPC), before granting a tenancy to new or existing tenants.

Here are our top tips to improve your current Energy Performance Certificate rating:

Lighting
Switch old lightbulbs for energy efficient ones e.g. Light Emitting Diodes (LEDs) -
Insulation
If your loft insulation is less than 270mm thick, consider updating this as you don’t want warm air from your property simply escaping into the roof space -
Your boiler
Ask yourself how old your current boiler is. Installing a newer more efficient boiler could make a significant difference to the energy efficiency and the household bills -
Renewable energy
Would you consider solar panels? You could significantly reduce your energy bills and better still earn additional income from additional supply -
Draft proofing
Another quick and easy means to improve your EPC rating -
Cavity wall insulation
Firstly find out what you have within your walls if anything at all! Remember if your property has cavity wall completed, keep proof that this has been done
